Located in Ayer’s Downtown Park Street District, this 12-unit multifamily development at represents a meaningful milestone for both the project team and the community’s evolving vision for downtown growth. As the first project approved under Ayer’s new Form Based Code framework, the development helped set an early precedent for how thoughtful, walkable housing can shape the district’s future.

Designed to align with the intent of the FBC goals, the building emphasizes an active street presence, efficient residential density, and architecture scaled to the surrounding downtown context. Ground-level frontage, clear pedestrian access, integrated parking, and upper-level residential units work together to support a more vibrant and connected neighborhood environment.

For our team, securing the Special Permit approval was a significant achievement that required persistence, coordination, and careful navigation of a new regulatory process. The project involved balancing municipal goals, neighborhood considerations, site constraints, and development practicality—all while successfully advancing a project under bylaws that had existed but had not yet produced an approved development of this kind.

The resulting design delivers 12 much-needed housing units in a central location where residents can live within walking distance of downtown amenities, transit, and community resources. This project represents momentum for smart growth in Ayer and is a proud accomplishment for our team.
